1E - DSCR < 1.10, 4B EGI< U/W EGI & < 1.10, 1F DSCR <1.40 & <= 75% U/W.3C – Water damage due to Hurricane Ike. The loan is secured by a 144,231 sf office property in Houston, TX built in 1970/2004. The property was inspected on 11/06/2008 and rated in good condition. Q1 09 NCF DSCR is 0.28x with occupancy of 98%. YE 2008 NCF DSCR is 1.29 with occupancy of 98%. 2Q 6/30/2008 NCF DSCR is 1.75 with occupancy of 98%. YE 2007 DSCR was 1.18 with occupancy of 98%. On 09/19/2008, the borrower informed Bank of America that the subject property sustained a significant amount of damage. The roof was blown off due to the winds which caused copious amounts of water to enter the building and flood most of the top five floors. The remaining floors (1-6) were only moderately damaged during the storm and many of the tenants on these floors were able to move back into their spaces within a week of the storm. A temporary roof was in place within a few days and water extraction companies began work immediately. Borrower is working diligently with the tenants to ensure they are temporarily relocated until their spaces are restored. Tenants are relocated on a case by case basis and decisions were based upon the condition of the tenants’ spaces and their ability to continue normal business operations. Borrower\''s goal is to complete the repairs as rapidly as possible so that all of the tenants can return. As of 3/3/08, restoration was more than 80% complete. Bank of America will contact the borrower to inquire about the severe decrease in performance and will continue to monitor the loan.
