YE 2007 DSCR was 1.02 with occupancy of 62%. YE 2006 DSCR was 1.29 with occupancy of 87%. DSCR has lowered due to the occupancy decreasing. Tenant improvement allowances are being offered to new tenants. Per 1/1/09 rent roll the occupancy has increased to 66% and the average annual rental rate is $14.26/sf. Casa Mia expanded and they have renewed for 10 years. Johnny\''s Seafood Co. (2,520 SF, 7% NRA) expired on 2/28/2009 and may be renewing the lease.
