Loan is secured by an 80-unit multifamily property in Chandler, AZ, built in 2003. The 9/18/2008 inspection rated the Property in Good condition. YE 12/31/2008 NCF DSCR is 0.86x with 82.5% Occ, as per the Primary Servicer. DSCR decline of 37.7% from 1.38x at U/W appears to be the result of Occupancy and Base Rent declines. Bank of America has requested further clarification from the Primary Servicer regarding reasons for DSCR, Occ and EGI declines, however, the Primary has long maintained that the Borrower is historically unresponsive and uncooperative. As of 9/9/2009, the Bwr\''s 1Q and 2Q 2009 financial reporting remains outstanding, and Bwr is still unresponsive to requests for past-due reporting and feedback to servicer''s inquiries. Bank of America will continue to monitor the Loan. |
