The decline in NCF and occupancy is a result of two tenants - Republic Bancorp and Bagel Bagel Cafe vacating prior to their lease expirations. Tenants occupied 24.95% NRA. As of the June 2008 rent roll, there is 5200 vacant sf. Borrower was able to secure a new tenant for the former Bagel Bagel Cafe. Wolf\''s Den took occ of the former Bagel Bagel Cafe space for a 5 year term at $28 PSF. For the Republic Bancorp space, Little Feet Shoe Store took occ of 1200 sf for a 3 year term for $20 PSF (16.26 PSF with the free rent), and there is an LOI out to an optometrist at $16.65 for a 5 yr term for the remaining 2000 sf space.
