The property was built in 1991, and inspected in 5/28/2009, receiving a rating of Fair. 1Q09 NCF DSCR is 1.27 with occupancy of 69.80%. Occupancy at UW was 97.60% so a 27.8% decrease. YE 2008 NCF DSCR was 1.09 with occupancy of 72.18% . Bank of America has contacted the Borrower to inquire about the increase in vacancy and leasing efforts. Borrower stated as of 2/2/09 that they are lowering rents and offering free rent to increase occupancy. Borrower further stated on 4/8/09 that they have completed three new leases at the subject and an updated rent roll will be sent once adjusted for the new tenants, awaiting a response. Bank of America will continue to monitor the loan.
