Per the Primary Servicer, the most recent inspection dated 04/15/2009 rates this property as a \''3,'' or normal condition for the property''s age and market. The 1Q09 NCF DSCR is 1.62 with occupancy of 96.81%. The YE 2008 NCF DSCR was 1.62 with occupancy of 96.81%, The largest tenant with 67,306 SF is scheduled to expire 9/30/09. The Primary Servicer was contacted for information regarding the renewal of the lease or if that tenant will be vacating and received info back from the borrower. They are in the middle of lease negotiations with Standard Electric. They should have an executed copy within the next few weeks, which will be forwarded. They had 60,300 square feet of office and warehouse space in their old lease and were a tenant at will on another 7,000 sq feet. The anticipated lease is for 48,367 square feet in total. Borrower states (per the Primary) that they will be renewing at a slighly less SF. Borrower states that they should have no problems releasing the vacant space.
