The property was last inspected on 6/24/08 with a Good Rating. The 1Q09 NCF DSCR was 0.83 with occupancy of 70%. The YE 2008 NCF DSCR was 1.10 with occupancy at 78.75%. The underwritten physical occupancy was 100% although a 5% vacancy was taken at underwriting. Therefore there is a 21.25% difference in UW and present occupancy. DSCR has lowered due to occupancy being down due to a tenant with 4,300 SF/9% NRA vacating prior to their lease expiration. One tenant with 7,900 SF/ 15% NRA left early. The second largest tenant (6,912 SF) renewed their lease for two years and lease expires 4/2011. Per the latest rent roll of 3/31/09 the average annual rental rate is $17.81/SF. The Primary Servicer has been contacted for the updated financials to confirm the latest occupancy and leasing. Bank of America will continue to monitor this loan.
