The property was inspected 12/17/2008 and rated in good condition. 1Q 3/31/2009 NCF DSCR is 0.77 with occupancy of 71%. YE 2008 DSCR was 0.78 with occupancy of 52%. The decline in DSCR is attributed to a decline in revenues. The borrower attributed the decreased revenues to the current economic climate in addition to new competitors that opened during 2008, one of which is right in front of the subject. The borrower stated that 2009 will likely be a challenge, but they are taking steps to cut costs and focus on sales. 1Q 2009 and T12 month financials have been requested from the borrower.
