The property was last inspected 9/11/2008 and rated in good condition. 1Q 3/31/2009 NCF DSCR is 1.63 with occupancy of 100%. YE 2008 DSCR was 1.73 with occupancy of 100%. Rollover pertains to three tenants with leases expiring within the next 6 months. Maxsilk occupies 18,483 sf (17.83% NRA) with a lease expiring 3/31/2009; Woody occupies 18,684 sf (18.02% NRA) with a lease expiring of 6/30/2009, and Fresh Start occupies 19,000 sf (18.33% NRA) with a lease expiration of 10/31/2009. Combined these tenants account for 54.18% of the NRA. Bank of America contacted the borrower regarding the expirations and received the following update: Maxsilk has executed a lease extension (with a substantial rent reduction) for an additional year. Woody\'s vacated the premises at their expiration and the space is actively being marketed. Fresh Start relocated and sublet their space to TLD, who has expressed interest in a 2 year lease once the sublease ends. The borrower's broker is working with TLD regarding a renewal, but no terms have been finalized at this time. Bank of America will continue to monitor the loan.
