The property was inspected 9/10/2008 and rated in excellent condition. 2Q 6/30/2009 NCF DSCR is 1.00 with occupancy of 94%. YE 2008 DSCR was 1.01 with occupancy of 75%. The decline in EGI and occupancy is a result of Colonial Investment Group, who occupied 4,800 sf (24.93% NRA), vacating prior to lease exp of 02/28/14. Per the borrower this is the only vacancy since the center was constructed. The center is anchored by an exceptional Albertsons doing over $520k per week and they just completed a $4MM remodel. Asking rents for the subject are $2.75/sf, which is consistent with market rents. Bank of America will continue to monitor the loan.

The property was inspected 12/3/2008 and rated in good condition. 2Q 6/30/2009 NCF DSCR is 1.08 with occupancy of 89%. YE 2008 DSCR was 1.56 with occupancy of 84%. The DSCR decline is attributed to the decline in rental income and reimbursements during 2008, when Country Wide Mortgage vacated the premises. A portion of the Country Wide space has been re-leased to Chipotle Mexican Restaurant who will be occupying 2,400 sf, however, rent did not commence until 3/15/2009. The remaining 3,457 sf vacancy is being marketed by an outside broker. Bank of America will continue to monitor the loan.
