The property was inspected 10/30/2008 and rated in good condition. 2Q 6/30/2009 NCF DSCR is 1.28 with occupancy of 90%. YE 2008 NCF DSCR is 1.37 with occupancy of 90%. Rollover pertains to two of the top three tenants whose leases expire within the next six months. Rite Aid (aka 99 Cents Store) occupies 18,036 sf (25.18% NRA) with a lease expiration of 05/31/2009, and Henry\'s Marketplace, Inc. occupies 24,928 sf (34.80% NRA) with a lease expiration of 2/28/2010. Bank of America contacted the borrower who reported that Henry's Marketplace has exercised their option to renew effective 2/28/2010, which will extend their lease through 2015. The 99 Cent Store who currently subleases from Rite Aid is currently operating on a MTM basis, but they intend to execute a lease directly with the borrower. The terms of their lease have not been finalized. Bank of America will continue to monitor the loan.
