YE 2008 NCF DSCR is 1.09x with 78% occupancy, placing the loan just below the watchlist threshold. YE 2007 NCF DSCR is 1.51x with occupancy of 67%. YE 2006 NCF DSCR was 1.45x with occupancy of 70%. U/W occupancy was 86.6%. The decrease in DSCR is due to higher operating expenses (up 32% from YE2007) and increased debt service. Debt service payment increased in November 2007. Per the 12/31/08 rent roll the average rent is $102 per unit. Bank of America will contact the primary servicer regarding the borrower\''s marketing plan to increase occupancy and whether or not concessions are being offered.
